HOW DO I VIEW A PROPERTY? 

Easy! On our vacancy page you find the property you want to view, and hit the blue box that says, "Enter property yourself." This will take you to our secure partner, Rently, for a code. The codes last one hour and you can view on your own time. You will need a card linked to a bank to verify your identity - a gift card, credit card, or prepaid will not work.

If you do not want this option, you can have any licensed real estate agent take you on a tour of the property. They cannot give you a code to go alone.

THIS PROPERTY IS DIRTY. DON'T YOU CLEAN THEM?  

Depending on the snow or rain we may not clean them before you view them. Showings cause a lot of foot traffic through the home, but if it is actually dirty it will be professionally cleaned prior to your move in.  

I WAS CONTACTED BY SOMEONE THAT SAID THE PROPERTY WAS CHEAPER, I COULD GET A DISCOUNT THROUGH THEM, SIGN A LEASE THROUGH THEM, THEY WERE THE OWNER, ASKED ME TO SEND MONEY THROUGH A WIRE OR APP, ETC....

If something sounds too good to be true - it probably is! Scams are everywhere and may include asking you to download an app or wire money. We do not do either of these things. Our clients will not speak to you directly. If the property is listed on our website www.5pointsrealty.co that is the accurate information. All our payments and leases go through the www.5pointsrealty.co website. If you are scammed, your lease will not be valid and none of the money paid to the scammer will go towards getting to stay if you are approved. Please be careful and do not get involved in a scam.

WHAT IS REQUIRED TO RENT FROM YOU?

1. All financially responsible parties must be at least 18 years of age or have a judge signed emancipation to act as their own adult.

2. Each adult 18 and over must apply if they will live inside the home (whether they pay rent or not) and married couples do pay and apply separately.

3. The applicants to be on the lease must have a combined income of at least 3x the rent. If there are 4 of your and the rent is $2,000 per month you must make a group income of $6,000/month. It does not matter how much each person makes individually. If it is a single person on the lease their income before taxes must be 3x rent so to rent $1,000 per month you must make $3,000. You can get around this with a co-signer or advanced rent in some cases.

Everything is based on a scoring system from your credit reports, background check, past tenancy, etc. so there is no way to know if you will be approved without seeing a completed application.

CAN I HAVE A CO-SIGNER?

A co-signer can be utilized, but must have excellent credit and it is better if they own property in TN.

DO YOU ALLOW PETS?

5 Points Realty prides ourselves on being one of the most pet friendly property management companies. We ALWAYS allow pets unless an HOA has a rule that overrides us. An HOA has more power on this than we do so please be upfront and ask before signing a lease. Many of them will allow pets or at least small pets. This will apply to some homes in subdivisions and condos.

CAN YOU WORK WITH BAD CREDIT, NO CREDIT, OR SOMEONE THAT JUST MOVED HERE WITHOUT A JOB?

Our goal is to work with everyone we can. No credit is neutral. It doesn't add points or remove them.

We can sometimes work with bad credit depending on your total application score. Approval in the worst cases could mean a larger deposit or several months of rent paid in advance.
